Data: Closed sales October 1, 2025–September 30, 2026. Timing is MLS listing date to closing date. Owner-confirmed sample: 4,222 sales. Map boundaries use the DataSF / SFAR 2010 geographic edition.
District 5 had a 31-day median from listing to closing across 667 supplied closed sales. The average was 40 days. The period is October 1, 2025–September 30, 2026, and the clock includes marketing time before a buyer and seller agree on a contract.
District 5 includes the central hill and valley neighborhoods around Noe Valley, Eureka Valley/Dolores Heights, the Castro area, Haight Ashbury, Cole Valley, Glen Park and Twin Peaks in the DataSF edition. These are distinct local searches; a district guide connects the broad timing evidence with more specific neighborhood research.

Timing: owner-supplied summary, Oct 1, 2025–Sep 30, 2026. Geometry: DataSF / SFAR August 2010 geography, simplified for display. Parks are unshaded. This is an MLS district map, not a supervisor-district map or an address-classification tool.
What District 5 includes
The DataSF SFAR geographic edition used for this map includes Buena Vista Park/Ashbury Heights, Clarendon Heights, Cole Valley/Parnassus Heights, Corona Heights, Duboce Triangle, Eureka Valley / Dolores Heights, Glen Park, Haight Ashbury, Mission Dolores, Noe Valley, Twin Peaks. The shapes are simplified for orientation. A boundary address needs current MLS classification; the map does not replace that lookup.
Start with the Noe Valley neighborhood guide and the Glen Park neighborhood guide, then compare the actual routes, property records and ownership type that fit your plans.

How houses and shared-building purchases differ
| Cohort | Median days | Average days | Sales |
|---|---|---|---|
| Single-family houses | 27 | 31.8 | 267 |
| Condos / TICs / co-ops / townhomes | 33 | 43.1 | 300 |
Multi-unit and other property types are excluded from these two cohorts. *Fewer than 30 sales; interpret cautiously. Property-type totals can therefore be smaller than the all-types district count.
The house cohort had a 27-day median, the shortest house median among these district summaries, across 267 sales. The condo group had a 33-day median across 300 sales. The all-types district median was 31 days, while the source-reported Noe Valley group had a 27-day median across 169 sales.
| Source label | Median days | Average days | Sales |

Labels and district assignments are retained from the supplied summary. Some labels occur under more than one district. These rows are not used to define the map or assert current geographic boundaries. *Fewer than 30 sales.
If you are buying here
A short house timeline makes early preparation useful. Establish the final price ceiling from actual comparables and review the layout, inspections and records before the deadline. For Noe Valley, read the separate house-buying guide without blending its quarterly house prices into this all-types timing sample.
Use the San Francisco buying checklist to organize the building and financing review. The contingency guide and appraisal-gap worksheet address risks that a fast district timeline does not remove.
If you are selling here
Treat presentation, documents and pricing as one launch plan. The central district’s overall average cannot tell you whether a specific condo or hillside house will wait longer. Match the ownership and condition of the comparables, and define a review point if the first period of marketing does not produce the expected interest.
Preparation before the listing date is outside this metric. So is any separately negotiated possession period after completion. Before coordinating a purchase, lease end or move, put those milestones beside marketing and closing rather than treating one historical median as the entire plan.
Find the representative for a property with our supervisor map and directory. Civic district numbers do not correspond to MLS district numbers; confirm representation by address.
Compare the rest of the city
Return to the interactive citywide closing-time map, or compare District 4: West of Twin Peaks, District 6: Hayes Valley, NoPa & Western Addition, District 9: SoMa, Mission, Bernal & Potrero. These are different completed-sale cohorts; comparisons do not predict the closing date for the same home in another area.
Common questions
How long did homes take to sell and close in District 5?
The supplied all-types cohort had a 31-day median and a 40-day average from MLS listing to closing, across 667 sales closed October 2025–September 2026. The result includes marketing time.
Does the district median tell me how long escrow will take?
No. A listing-to-closing median begins before an accepted offer. The source does not directly measure contract-to-close duration. Establish a completion schedule from the actual agreement, financing and remaining transaction milestones.
Should I use the house or condo figures?
Use the cohort that matches the ownership type you are comparing. The condo group combines condos, TICs, co-ops and townhomes, while the house cohort contains single-family homes. Small samples are marked, and other property types are excluded from those two cohorts.
Methodology
Source: owner-supplied summary for San Francisco County sales closed October 1, 2025–September 30, 2026, grouped by numeric MLS district. The analysis covers 4,222 sales with numeric district assignments, matching the sum of the district table. Citywide median 34 days and average 49.6 days were supplied separately, not reconstructed from district medians. Timing equals close date minus MLS list date and includes marketing time; relistings only remain together if their listing ID is preserved. Implied escrow is the supplied difference between average list-to-close and average MLS days on market, not directly measured contract-to-close duration; the source pending-date field equals close date. Small differences in component sums reflect rounding. The property-specific table excludes multi-unit and other categories; its condo group includes condos, TICs, co-ops and townhomes. Samples below 30 are flagged. Source neighborhood labels repeat across district codes and remain labeled source-reported groups. Map geography is independently derived from DataSF’s 2010 SFAR neighborhood edition, dissolved into 10 districts and simplified; it is not a current address lookup or supervisor-district map. The source reports approximately 390 non-district or unassigned sales outside the district sample. Underlying transaction records and extraction queries were not supplied for audit. Figures describe closed-sale cohorts, not a promised completion date, current inventory or a property valuation.
