Data: Closed sales October 1, 2025–September 30, 2026. Timing is MLS listing date to closing date. Owner-confirmed sample: 4,222 sales. Map boundaries use the DataSF / SFAR 2010 geographic edition.

District 9 had a 40-day median from listing to closing across 976 supplied closed sales. The average was 61.6 days. The period is October 1, 2025–September 30, 2026, and the clock includes marketing time before a buyer and seller agree on a contract.

District 9 is the Central East grouping, including SoMa, South Beach, Mission Bay, Yerba Buena, Inner Mission, Potrero Hill, Bernal Heights and Dogpatch in the DataSF edition. The district spans tower condos, neighborhood flats and houses. Its internal variation matters as much as the district’s overall rank.

What District 9 includes

The DataSF SFAR geographic edition used for this map includes Bernal Heights, Central Waterfront/Dogpatch, Inner Mission, Mission Bay, Potrero Hill, South Beach, South of Market, Yerba Buena. The shapes are simplified for orientation. A boundary address needs current MLS classification; the map does not replace that lookup.

Start with the Mission Bay neighborhood guide and the Bernal Heights neighborhood guide, then compare the actual routes, property records and ownership type that fit your plans.

Multi-unit and other property types are excluded from these two cohorts. *Fewer than 30 sales; interpret cautiously. Property-type totals can therefore be smaller than the all-types district count.

The condo group had a 42-day median across 731 sales, compared with a 31-day house median across 195 sales. The overall median was 40 days. In the source-reported neighborhood rows, Bernal Heights had a 32-day median and South of Market had a 44-day median, so the slow overall district reading should not be applied uniformly.

If you are buying here

Choose the ownership type and building context first. A tower condo requires a different document and shared-systems review from a Bernal Heights house. Compare exact unit lines and parking where relevant, test access and recurring costs, and ask the lender which property information is still needed.

Use the San Francisco buying checklist to organize the building and financing review. The contingency guide and appraisal-gap worksheet address risks that a fast district timeline does not remove.

If you are selling here

A complete shared-building package can help buyers investigate a condo, while a house seller should use house comparables rather than the condo-heavy district average. Keep asking strategy tied to relevant closed sales and current competition. The timing sample cannot identify whether a particular delay came from pricing, condition or financing.

Preparation before the listing date is outside this metric. So is any separately negotiated possession period after completion. Before coordinating a purchase, lease end or move, put those milestones beside marketing and closing rather than treating one historical median as the entire plan.

Compare the rest of the city

Return to the interactive citywide closing-time map, or compare District 5: Noe Valley, Castro & Haight, District 8: Nob Hill, Russian Hill & Downtown, District 10: Excelsior, Bayview & Visitacion Valley. These are different completed-sale cohorts; comparisons do not predict the closing date for the same home in another area.

Common questions

How long did homes take to sell and close in District 9?

The supplied all-types cohort had a 40-day median and a 61.6-day average from MLS listing to closing, across 976 sales closed October 2025–September 2026. The result includes marketing time.

Does the district median tell me how long escrow will take?

No. A listing-to-closing median begins before an accepted offer. The source does not directly measure contract-to-close duration. Establish a completion schedule from the actual agreement, financing and remaining transaction milestones.

Should I use the house or condo figures?

Use the cohort that matches the ownership type you are comparing. The condo group combines condos, TICs, co-ops and townhomes, while the house cohort contains single-family homes. Small samples are marked, and other property types are excluded from those two cohorts.

Methodology

Source: owner-supplied summary for San Francisco County sales closed October 1, 2025–September 30, 2026, grouped by numeric MLS district. The analysis covers 4,222 sales with numeric district assignments, matching the sum of the district table. Citywide median 34 days and average 49.6 days were supplied separately, not reconstructed from district medians. Timing equals close date minus MLS list date and includes marketing time; relistings only remain together if their listing ID is preserved. Implied escrow is the supplied difference between average list-to-close and average MLS days on market, not directly measured contract-to-close duration; the source pending-date field equals close date. Small differences in component sums reflect rounding. The property-specific table excludes multi-unit and other categories; its condo group includes condos, TICs, co-ops and townhomes. Samples below 30 are flagged. Source neighborhood labels repeat across district codes and remain labeled source-reported groups. Map geography is independently derived from DataSF’s 2010 SFAR neighborhood edition, dissolved into 10 districts and simplified; it is not a current address lookup or supervisor-district map. The source reports approximately 390 non-district or unassigned sales outside the district sample. Underlying transaction records and extraction queries were not supplied for audit. Figures describe closed-sale cohorts, not a promised completion date, current inventory or a property valuation.
