This report uses Redfin’s provider-defined Mission Bay area in San Francisco and Zillow’s independently defined geography. All Home Types mixes property and ownership types. The map is approximate orientation, not a statistical boundary. Select comparables for the actual block and ownership type. Redfin’s median days-on-market change conflicts with its narrative, so the year-over-year day change is unavailable. The competition panel uses a separate three-month window and a different marketing-pace measure.

Get closer to the details.

A neighborhood name is a useful starting point, but each property deserves its own review. Use these questions to make your next visit more productive.

Start with the building, then the waterfront.

Mission Bay is a useful search for buyers who want to compare condominium living with access to the waterfront and UCSF. Start with the unit itself: bedroom orientation, usable living space, floor height and outlook. Then walk to Mission Rock Resort and test your regular errands from the entrance. Public waterfront access and a building’s private amenities are different benefits with different costs. Compare the nearby South Beach guide when the search crosses provider boundaries.

Make UCSF access specific to your destination.

UCSF lists its Cancer Center at Mission Bay at 1825 Fourth Street. That gives a prospective resident a concrete destination to test, but a campus address is not a commute-time guarantee. Include elevators, crossings and the return trip. Use the T Third Street route to check the correct stop and current alerts. For a rental purchase, verify achieved rents in comparable units rather than assigning an automatic premium to proximity.

Compare the monthly bill before comparing the asking price.

Two similarly priced condos can carry very different ownership costs. Ask for the operating budget, reserve study, insurance documents, assessments and planned elevator or mechanical work. Confirm whether parking and storage are included and how their rights transfer. Our rent-versus-buy condo guide helps organize the comparison; the condo-versus-TIC guide explains why ownership structure deserves its own analysis.

Use the market report as a starting point for the offer.

Read the Mission Bay market update for the source period, sales median and competition window. Then select recent closed sales from the same building or a tightly matched group of properties. The neighborhood median combines different layouts and buildings. Buyers should keep assessment and appraisal-gap reserves outside the down payment; sellers should explain their unit’s differences with evidence. Investors can use our investment property checklist to separate income, operating costs and financing.

Research the neighborhood from the source.

Use these official resources to check transit, public places and property details. An address or route does not establish a rent or resale premium.

WEATHER & EVERYDAY LIVING

San Francisco weather context.

Put Mission Bay visits in context with city rainfall and regional sky conditions. Check the actual home in morning and afternoon light.

Rainfall and temperatures come from NOAA’s San Francisco Downtown station. Fog and sky conditions come from SFO and are regional context only. Neither station measures the featured neighborhood’s block-by-block microclimate; airport fog days are not neighborhood fog days.

Sources, definitions and limits +
  • Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
  • Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
  • Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.
  • These are free public weather records. Our summary and chart are independent of NOAA and Iowa State University. No affiliation or endorsement is implied. NOAA usage information ↗ · IEM usage information ↗.
  • Weather periods and source timestamps are separate from the rolling Redfin market window. Monthly updates retain the previous verified month if either source is delayed. These stations cannot establish a specific home’s sunlight, fog, moisture condition or investment return.
