How Much Is My San Francisco Home Worth? Start With Comparable Sales, Not the Asking Price

A practical San Francisco home valuation guide for sellers: select relevant comparable sales, adjust for legal space, condition and timing, and build a defensible net proceeds range.

Expected price less actual selling costs

The asking price of a San Francisco house is often a marketing decision, not a valuation. I would not estimate a home from a neighborhood overbid percentage or a broad median. Start with recently closed properties that a serious buyer would reasonably compare with yours, then make the differences explicit.

Build the comparison set

  • Use the same property category first: house, condominium, TIC, duplex or larger multifamily.
  • Prefer recent closed transactions on comparable blocks. Expand geography or timing only when the sample requires it.
  • Check actual living area, bedrooms, lot, parking and outdoor space against public records and disclosures.
  • Separate permitted living area from unfinished, unpermitted or differently classified space.
  • Review listing history, contingent and preemptive offers, concessions and unusual transaction circumstances.

A Pacific Heights house and an Outer Richmond house may share a citywide data table but not a buyer pool. Even within one neighborhood, hills, views, parking, light and renovation quality can change which homes belong in the comparison.

A worked valuation range, without fake comparable addresses

Suppose three genuinely comparable, recently closed houses sold for $1.90 million, $2.00 million and $2.15 million. The middle sale is $2.00 million. It is not automatically the value of a fourth house: differences in permitted space, condition and location still need explicit adjustments. These numbers are hypothetical, not recent San Francisco transactions.

Sale A$1,900,000Was its condition or location weaker than the subject?
Sale B$2,000,000Is the subject genuinely similar in permitted area, layout and parking?
Sale C$2,150,000Was its view, finish level or outdoor space materially stronger?

Illustrative values only. Actual adjustments should be documented and justified using closed-sale evidence, not arbitrary percentage markups.

For the final two decisions, read our San Francisco listing-price analysis and use the seller net proceeds calculator. For condition questions, read selling with unpermitted work.

What would change my estimate?

I would update the range after seeing the actual disclosure package, permitted floor plan, roof and foundation condition, recent comparable closings, and evidence of buyer demand for the specific micro-location. An unusually expensive renovation is not automatically worth its cost, and a property with deferred maintenance may still sell strongly if its usable space and location are compelling.

Common questions

Is a Zestimate the same as a home valuation?

No. Automated estimates are useful starting points, but they may not capture a particular property’s permitted area, renovation quality, tenant situation or block-level differences.

Why do San Francisco houses sell over asking?

Some sellers intentionally use an asking price below their estimated value to attract competitive offers. A sale-to-list ratio does not by itself measure appreciation or prove a home was underpriced.

Should I renovate before selling?

Compare the likely change in net proceeds with the full project cost and delay. Prioritize repairs that reduce buyer uncertainty before assuming a cosmetic upgrade will pay for itself.

Methodology

The comparative sales are hypothetical teaching examples, not current transactions or an appraisal. Obtain an actual address-specific comparative market analysis before making financial decisions.
