Data geography and coverage
This report uses Redfin’s provider-defined Portola area in San Francisco and Zillow’s independently defined geography. All Home Types mixes property and ownership types. The map is approximate orientation, not a statistical boundary. Select comparables for the actual block and ownership type. This is Redfin’s Portola neighborhood in San Francisco, not the city of Portola or Portola Valley. The days-on-market change conflicts with the narrative and is unavailable. The dated sales table and the separate competition panel use different pace measures.
What changed since our last report?
Verified monthly tracking began with September 2026. This is the first recorded period, so there is no previous report period to compare yet.
The next verified period will add changes in price, selling time and sale-to-list ratio here. Year-over-year changes above are a separate comparison.
What this means for your next move.
If you’re buying
Sales averaged above asking, so prepare the financing and disclosure review before choosing an offer. Cost renovation separately and verify the legal use of lower-level space.

The 17-day median is a planning reference, not a deadline for your listing. Use documented improvements and the actual San Bruno Avenue-side block to select comparables. Choose an asking strategy from the property’s comparables rather than assume the neighborhood percentage applies to every home.

Compare prices and market pace.
Bars compare available periods, not a measured monthly path. A prior-year bar marked “calculated” is an approximation derived from the source’s rounded year-over-year change. A line chart appears after three consecutive verified monthly observations.

The property behind the numbers.
Local context checked . Commentary is our interpretation, not a valuation or forecast.
San Bruno Avenue convenience depends on the actual entrance.
Local evidence: SFMTA publishes the 9 San Bruno route and SFPL the Portola branch page. The city lists Palega recreation facilities at 500 Felton Street and notes limited street parking.
Our view: Walk from the home to the relevant stops, shops and public facilities and test the return route. Compare the residential entrance and bedroom exposure with commercial activity and traffic at your own travel times. Access to employment elsewhere in the city needs a trip-specific check; the route does not establish a fixed commute or an automatic leasing premium.

Building costs and investment considerations
Portola renovation upside needs permits and carrying costs.
SF Planning provides property-research resources. Public recreation access and a neighborhood price-per-foot measure establish neither development approval nor a construction budget.
We would confirm legal dwelling area and inspect building systems, drainage and structural condition before valuing expansion. Separate the acquisition budget from construction, professional fees, financing, vacancy and a realistic contingency. Use achieved rents only for documented lawful space. Test a flat-price resale after all costs so the base case can stand without relying on future appreciation.

Zillow context: a different measure of value

Reporting periods, checks and limitations
Price and selling metrics use rolling three-month windows. Adjacent periods overlap. Sales counts carry their own explicitly stated period and are not assumed to be the rolling median’s sample. A reported sales count below 20 receives an editorial small-count flag; this is a reading aid, not a statistical confidence threshold.
Refresh policy: check the day after Redfin’s monthly Housing Market Tracker release and publish once a newer neighborhood period is verified. Delays retain the last verified period. A calendar date is not evidence that neighborhood data changed.
Initial comparison bars may include approximate prior-year values calculated from reported year-over-year changes. A line chart requires at least three consecutive verified monthly observations for the selected metric and uses reported points only. Missing months are not filled.
All Home Types mixes ownership and property types. A neighborhood median is not an appraisal, a same-home return or a forecast. Local sources do not establish a measured rent or resale premium. Zillow is an independent modeled index and is never averaged with Redfin’s transaction median.
