Redfin Glen Park · rolling three months ending September 2026. Rounded source values stay rounded. View source ↗
Competition is running hot.
Redfin Compete Score™ measures competition, not expected investment returns.
Source window: trailing 6 months. Retrieved Oct 27, 2026, 6:26 AM PDT.
The trend behind the headline.
Rolling three-month periods. Dashed segments compare endpoints across unobserved months, not a measured monthly path. Approximate prior-year points are derived from Redfin’s rounded year-over-year change.
| Period ending | Value | Basis |
|---|---|---|
| September 2025 | ≈ 1,169 | Derived from YoY change |
| September 2026 | 1,570 | Redfin reported (rounded) |
Snapshot history begins with September 2026 and grows with verified updates. Missing observations are never filled with invented values. A neighborhood median does not track the same homes over time.
81.3% of sales were above list in the source snapshot. Asking prices reflect a listing strategy, so a premium to list is not automatically a premium to fair value.
San Francisco Real Estate Company Perspective
Our analytical view · Not a valuation or forecast
Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.
Glen Park’s fast market still needs a property-specific limit.
Local evidence: The Redfin transaction median is up 18.2% year over year. Price per square foot is up 34.3% year over year. The snapshot reports 13 median days on market. The sale-to-list ratio is 128.5%. These are All Home Types figures; the competition score has its own window.
Our view: A short selling period and high sale-to-list ratio favor preparing the financing and disclosure review before the offer date. They do not determine the home’s fair value or the right premium to an asking price. Compare the same ownership, condition, outdoor usability and route to BART. The competition score uses six months, so keep it separate from the shorter transaction window when interpreting the market.

The Glen Park BART advantage starts at the front door.
Local evidence: BART places Glen Park Station at 2901 Diamond Street, at Diamond and Bosworth, and lists the rail lines serving it. Test the door-to-platform route from the actual property, particularly from hillside blocks; station proximity alone does not measure an individual commute.
Our view: Test the walk to the station entrance, platform access, the correct train and the return journey. The library and Diamond Street shops provide a separate errands test. We would compare the full cost of a home with parking against one relying on transit, including maintenance and financing. For an investment, verify achieved rents rather than assume station proximity translates dollar for dollar into income.

Budget Glen Canyon access separately from hillside capital work.
Local evidence: San Francisco Public Library places Glen Park Branch at 2825 Diamond Street, close to Gialina’s 2842 Diamond Street address. These verified destinations support a practical walk to test, not an assumed appreciation or rent premium.
Our view: Public trails are a local benefit, not a building amenity or a structural inspection. Verify private outdoor rights and review the property’s maintenance and engineering records when relevant. A rental should work on current leases, management, capital reserves and financing before any upside assumption. We would test a flat-price exit after sale costs and check qualified bids for identified drainage or retaining work before committing to the purchase.

Use Diamond Street and the canyon as different starting points.
Gialina and the Glen Park library anchor a Diamond Street errands route near BART. Glen Canyon Park provides trails and recreation on another side of the search. St. Mary’s Pub is explicitly a nearby bar on the Bernal Heights edge, not a Diamond Street venue. Walk each connection from the home and test the climb and crossings. The orientation map is not the provider’s sales-data boundary.
BART is a specific village-center connection.
BART places Glen Park Station at 2901 Diamond Street, at Diamond and Bosworth, and lists the rail lines serving it. Test the door-to-platform route from the actual property, particularly from hillside blocks; station proximity alone does not measure an individual commute.
Inspect the hillside home behind the station-access pitch.
Check stairs, driveway and garage access, drainage, retaining structures and usable outdoor space with qualified inspectors. Compare legal interior area and permitted lower-level use before assigning value to a flexible floor plan. A condo or TIC also needs shared-expense and reserve review. We would price the actual building and route to the station, rather than assume every property carrying the Glen Park name delivers the same access.
Research the neighborhood from the source.

- Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
- Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
- Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.
Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.
Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.
Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
