OUR INTERPRETATION

San Francisco Real Estate Company Perspective

Our analytical view · Not a valuation or forecast

Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.

Lower Haight’s price-per-foot jump needs a narrower comparison.

Local evidence: The Redfin transaction median is up 17.8% year over year. Price per square foot is up 79.4% year over year. The snapshot reports 15 median days on market. The sale-to-list ratio is 116.5%. These are All Home Types figures; the competition score has its own window.

Our view: A transaction median and a price-per-foot median can move differently when the sales mix changes. We would not multiply the neighborhood figure by a floor plan and call it value. Compare legal size, ownership, renovation quality, parking and outdoor rights with recent closed sales. Competition favors having the financing and disclosure review ready, while a repair and appraisal-gap reserve remains part of the purchase budget.

Value Page’s current connections before its proposed upgrades.

Local evidence: SFMTA describes Page Slow Street as extending from Stanyan toward Gough and Market, passing through the Lower Haight. Its project page distinguishes existing treatments from future approvals, design and construction.

Our view: Test the route that exists today from the property to the shops, the 22 Fillmore or your own destination. A corridor project is relevant context, but it does not prove a future appreciation or rental premium. Compare the convenience with the cost and usability of the unit’s parking, bike storage and entry stairs before paying more for access.

Keep Lower Haight’s shared-capital work in the base case.

Local evidence: The city lists Duboce Park at Duboce and Scott. Uva Enoteca’s linked ordering page confirms 568 Haight, and Toronado lists 547 Haight. These local stops do not document a building’s rents or condition.

Our view: For a small-building investment, start with the leases and recurring expenses, then reserve for identified exterior and building-system work. For a TIC or condo, review how projects are approved and funded, what insurance covers, and whether parking or outdoor space is exclusive. The acquisition should work with a flat-price exit and real carrying costs before adding appreciation or renovation upside.

A SECOND LENS

Closed sales and modeled values tell different stories.

Zillow data through September 2026. Its modeled value index differs from a median of homes that sold. Neighborhood boundaries, property coverage, and methods also differ. We do not average the two sources or treat their difference as a discount.

Use Haight Street and Page Street for different trips.

Uva Enoteca and Toronado anchor a short Haight Street stop, while the SFMTA identifies Page as a walking and biking corridor through the Lower Haight. Test both routes from the actual entrance. Planned corridor upgrades should not be described as completed infrastructure.

A Lower Haight flat is also a shared-building decision.

Look past the unit photographs to the roof, exterior, foundation records, insurance and shared obligations. An attractive layout can still come with major capital work or limited financing choices. Review TIC agreements and HOA records before comparing the all-in cost with a nearby house.

Do not turn a rising price-per-foot figure into a renovation budget.

The Redfin snapshot shows a much larger increase in price per square foot than in median sale price. That combination is a starting question about the size and type of homes sold. Require matched closed sales and qualified project bids before assigning a resale value to extra finish quality or proposed space.

WEATHER & EVERYDAY LIVING

San Francisco weather context.

Put Lower Haight visits in context with city rainfall and regional sky conditions. Check the actual home in morning and afternoon light.

Rainfall and temperatures come from NOAA’s San Francisco Downtown station. Fog and sky conditions come from SFO and are regional context only. Neither station measures the featured neighborhood’s block-by-block microclimate; airport fog days are not neighborhood fog days.

  • Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
  • Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
  • Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.

Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.

Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.

Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
