OUR INTERPRETATION

San Francisco Real Estate Company Perspective

Our analytical view · Not a valuation or forecast

Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.

Haight-Ashbury’s median jump does not set a renovation return.

Local evidence: The Redfin transaction median is up 55.7% year over year. Price per square foot has no verified year-over-year change. The snapshot reports 35 median days on market. The sale-to-list ratio is 107.3%. These are All Home Types figures; the competition score has its own window.

Our view: The 55.7% median-price increase comes from a small mix of transactions, while price per square foot is unavailable in the verified source period. We would not interpolate that missing metric or apply the median change to every home. Review matched closed sales and legal area before choosing a budget. The nine-month competition score is a separate measure from the three-month transaction window and cannot forecast an individual resale.

The Haight Street route and Buena Vista climb deserve separate visits.

Local evidence: SFMTA publishes the 7 Haight/Noriega route. SF Public Library places Park Branch at 1833 Page Street, and the city identifies Buena Vista Park at Buena Vista and Haight. The park includes hillside paths rather than one uniform access experience.

Our view: Walk from the actual entrance to your preferred stop and repeat the return with groceries or a stroller. Compare interior noise and daylight at different hours, especially when choosing a corridor-facing flat. We would pay for a layout and routine the buyer can use, while requiring achieved lease evidence before including a park or transit premium in a rental model.

Haight-Ashbury period character needs a permit and carrying-cost plan.

Local evidence: Cha Cha Cha lists 1801 Haight Street, and The Green Heron lists 1601 Haight Street. The city park and these businesses are verified neighborhood destinations, not evidence of a property’s permitted floor area or renovation approvals.

Our view: Review legal rooms, shared-building obligations, permit history and any applicable historic review before underwriting a new layout or added space. Separate construction bids, contingencies, financing and sale costs from the purchase price. A TIC requires its own agreement and loan review; a whole building requires current leases and net income. Treat a proposed improvement as a scenario to verify, not assured equity.

Closed sales and modeled values tell different stories.

Zillow Haight typical home value (ZHVI)

Zillow data through September 2026. Its modeled value index differs from a median of homes that sold. Neighborhood boundaries, property coverage, and methods also differ. We do not average the two sources or treat their difference as a discount.

Upper Haight starts with the street and changes uphill.

Cha Cha Cha at 1801 Haight and the Green Heron at 1601 Haight provide two corridor stops; Buena Vista Park offers a different hillside walk. Compare the actual home’s elevation, entrances and quiet interior space, and test how the route feels when carrying groceries.

Do not turn a small-sample median jump into your renovation budget.

Redfin’s September median is 55.7% higher year over year, while only a small sales sample is displayed. The extract does not establish same-home appreciation. Get matched comparable sales for the same ownership type and separate purchase price, renovation costs, carrying costs and a conservative resale scenario.

WEATHER & EVERYDAY LIVING

San Francisco weather context.

Put Haight-Ashbury visits in context with city rainfall and regional sky conditions. Check the actual home in morning and afternoon light.

Rainfall and temperatures come from NOAA’s San Francisco Downtown station. Fog and sky conditions come from SFO and are regional context only. Neither station measures the featured neighborhood’s block-by-block microclimate; airport fog days are not neighborhood fog days.

  • Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
  • Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
  • Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.

Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.

Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.

Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
