Redfin Bernal Heights · rolling three months ending September 2026. Rounded source values stay rounded. View source ↗
Competition is running hot.
Redfin Compete Score™ measures competition, not expected investment returns.

The trend behind the headline.
Rolling three-month periods. Dashed segments compare endpoints across unobserved months, not a measured monthly path. Approximate prior-year points are derived from Redfin’s rounded year-over-year change.

| September 2026 | 1,070 | Redfin reported (rounded) |
Snapshot history begins with September 2026 and grows with verified updates. Missing observations are never filled with invented values. A neighborhood median does not track the same homes over time.
84.7% of sales were above list in the source snapshot. Asking prices reflect a listing strategy, so a premium to list is not automatically a premium to fair value.

Our analytical view · Not a valuation or forecast
Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.
Bernal’s rising median and lower price per foot deserve separate comps.
Local evidence: The Redfin transaction median is up 16.7% year over year. Price per square foot is down 6.7% year over year. The snapshot reports 14 median days on market. The sale-to-list ratio is 123.1%. These are All Home Types figures; the competition score has its own window.
Our view: A higher transaction median alongside lower reported price per square foot can arise from a different mix of homes closing. It does not establish how much an individual house gained. Compare legal area, layout, condition, parking and slope before setting an offer. Sellers should support the value of renovations with similar closed sales, and buyers should keep the cost of near-term capital work inside their total budget.

Cortland convenience should survive the uphill return.
Local evidence: SFMTA lists 24 Divisadero stops along Cortland at Mission, Elsie, Bocana, Andover, Ellsworth, Folsom and other intersections. The active route crosses other neighborhoods, so buyers should test their specific trip rather than infer a direct downtown commute.
Our view: Test the 24 Divisadero stop from the property and follow the route to the actual destination. A useful cross-town line is different from a direct downtown commute. We would walk from the library and evening dining stops back to the home, checking stairs and vehicle access separately. For an investment, ask whether achieved rents support any location premium after the building’s expenses, rather than adding one because a map looks compact.

Pay for Bernal’s outdoor setting with evidence, not assumed rent.
Local evidence: SF Rec & Park describes Bernal Heights Park’s summit access via a limited-access paved road and dirt trails. Compare the route to the park with the stairs, garage and outdoor space at the home itself.
Our view: The public hilltop park and a private yard deliver different benefits. Verify exclusive-use rights and compare the home’s actual outdoor usability with relevant closed sales. A small-building investment also needs current leases, management, maintenance and financing in the model. We would test a flat-price exit after sale costs and capital work before treating a view or garden as a source of future return.

Use Cortland and the hill as two different tour routes.
Walk Cortland’s restaurant, bar and library stops, then separately test the approach to Bernal Heights Park. A home close on the map may have a much steeper return or a different vehicle approach. Look at the actual entrance, steps, daylight and usable garden rather than treating every hilltop or Cortland-adjacent home as interchangeable. Our orientation map connects destinations without defining the market dataset.
Cortland is a transit corridor as well as a destination.
SFMTA lists 24 Divisadero stops along Cortland at Mission, Elsie, Bocana, Andover, Ellsworth, Folsom and other intersections. The active route crosses other neighborhoods, so buyers should test their specific trip rather than infer a direct downtown commute.
Count usable rooms and garden access, not just the headline area.
Check how the floor plan works between levels, whether lower-level rooms match the approved plans, and whether outdoor space is usable from the main living area. Test the garage with the intended car. We would price drainage, retaining structures and roof or system work from qualified inspections and bids. A view can support a comparable-sales case, but it should not conceal an expensive access or maintenance problem.
Research the neighborhood from the source.

- Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
- Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
- Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.
Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.
Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.
Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
