Redfin Inner Sunset · rolling three months ending September 2026. Rounded source values stay rounded. View source ↗
Competition is running hot.
Redfin Compete Score™ measures competition, not expected investment returns.

The trend behind the headline.
Rolling three-month periods. Dashed segments compare endpoints across unobserved months, not a measured monthly path. Approximate prior-year points are derived from Redfin’s rounded year-over-year change.
| Period ending | Value | Basis |

| September 2025 | ≈ 725 | Derived from YoY change |
| September 2026 | 1,660 | Redfin reported (rounded) |
Snapshot history begins with September 2026 and grows with verified updates. Missing observations are never filled with invented values. A neighborhood median does not track the same homes over time.
72.5% of sales were above list in the source snapshot. Asking prices reflect a listing strategy, so a premium to list is not automatically a premium to fair value.
San Francisco Real Estate Company Perspective
Our analytical view · Not a valuation or forecast
Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.
Inner Sunset’s conflicting price signals call for a narrower sample.
Local evidence: The Redfin transaction median is down 16.2% year over year. Price per square foot is up 128.9% year over year. The snapshot reports 18 median days on market. The sale-to-list ratio is 121.6%. These are All Home Types figures; the competition score has its own window.
Our view: The provider reports a lower transaction median alongside a very large rise in price per square foot. Those measures can diverge when the mix of homes changes; neither proves what an individual property gained or lost. We would review the actual sales by ownership, legal area, condition and block. Conflicting days-on-market changes are omitted, rather than converted into an apparently precise trend.

Test Parnassus access without assuming a rent premium.
Local evidence: SFMTA lists the N Judah route between Ocean Beach and Caltrain via Downtown, including Irving, 9th Avenue and the UCSF/Carl corridor. Door-to-platform walking, waiting and transfers are separate from the route map.
Our view: The N Judah route and UCSF campus address provide specific destinations for a door-to-destination test. Check the entrance, walk, wait and return trip at work hours, and review current construction information when evaluating nearby blocks. Institutional access can matter to a buyer’s routine, but the address alone is not a rental-demand study. Use comparable achieved leases before assigning additional income to that proximity.

Budget Inner Sunset’s building before buying optional upside.
Local evidence: UCSF Health lists its Parnassus campus at 400 Parnassus Avenue, with hospital, emergency and outpatient services. Its official page reports major upgrades underway and a new hospital planned to open in 2030. This is a planned completion, not an operating new facility or a measured rental premium.
Our view: For a condo or TIC, reconcile shared costs and financing with the condition of the roof, exterior and major systems. Verify parking and storage rights rather than infer them from a listing photo. A whole-building investment should be based on lawful current rents, realistic maintenance and management, and the cost of debt. We would test a flat-price exit before adding a separate renovation or entitlement scenario.

Use Irving and 9th Avenue to start, then test the hill.
Pacific Catch at 9th Avenue and Lincoln and The Temple Bar on Irving anchor the commercial-corridor walk. Grandview Park is a nearby hilltop destination in Golden Gate Heights, with a different approach and substantial stairs. Visit each from the actual home rather than treating the park as a private amenity. Compare interior sound, the front door, storage and the return route at the hours that matter to you.
Test the N Judah trip, not a straight-line distance.
SFMTA lists the N Judah route between Ocean Beach and Caltrain via Downtown, including Irving, 9th Avenue and the UCSF/Carl corridor. Door-to-platform walking, waiting and transfers are separate from the route map.
Compare flats and whole houses before comparing price per foot.
A shared-building purchase needs a review of reserves, insurance, planned work and the allocation of repairs. A house needs its own roof, systems and lower-level permit review. Verify legal area and outdoor and garage rights before using neighborhood pricing. We would treat any ADU, expansion or conversion potential as a separate feasibility study, with permit, construction and carrying costs outside the existing-home value.
Research the neighborhood from the source.

Rainfall and temperatures come from NOAA’s San Francisco Downtown station. Fog and sky conditions come from SFO and are regional context only. Neither station measures the featured neighborhood’s block-by-block microclimate; airport fog days are not neighborhood fog days.

- Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
- Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
- Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.
Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.
Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.
Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
