Redfin Outer Sunset · rolling three months ending September 2026. Rounded source values stay rounded. View source ↗
Competition is running hot.
Redfin Compete Score™ measures competition, not expected investment returns.

The trend behind the headline.
Rolling three-month periods. Dashed segments compare endpoints across unobserved months, not a measured monthly path. Approximate prior-year points are derived from Redfin’s rounded year-over-year change.
| Period ending | Value | Basis |

| September 2025 | ≈ 1,073 | Derived from YoY change |
| September 2026 | 1,140 | Redfin reported (rounded) |
Snapshot history begins with September 2026 and grows with verified updates. Missing observations are never filled with invented values. A neighborhood median does not track the same homes over time.
89.9% of sales were above list in the source snapshot. Asking prices reflect a listing strategy, so a premium to list is not automatically a premium to fair value.
San Francisco Real Estate Company Perspective
Our analytical view · Not a valuation or forecast
Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.
Outer Sunset’s overbids are a reason to set the ceiling early.
Local evidence: The Redfin transaction median is up 22.9% year over year. Price per square foot is up 6.2% year over year. The snapshot reports 13 median days on market. The sale-to-list ratio is 137%. These are All Home Types figures; the competition score has its own window.
Our view: A high sale-to-list ratio also reflects where sellers chose to start their asking prices. It is not evidence every accepted offer was above fair value. We would prepare comparable-sales, financing and disclosure review before the offer deadline, then keep repairs inside the ceiling. Sellers should use similar houses and actual condition to support the strategy; a neighborhood overbid statistic cannot rescue an unsupported value.

The N Judah is one route; Ortega errands are another.
Local evidence: The official N Judah page lists stops at Judah and 46th, 43rd, 40th, Sunset Boulevard and La Playa/Ocean Beach, with a route to Caltrain via Downtown. Verify the walk from the specific property and actual service rather than assuming one commute time for Outer Sunset.
Our view: Compare the actual walk to the correct rail stop with the trip to recreation and the library. Test waiting, transfers and the return service instead of applying one commute estimate across the avenues. A prospective tenant’s access preference must still be supported by achieved rents in similar homes. We would not add a transit premium to the rent model simply because the listing mentions the N line.

Outer Sunset value still depends on the envelope and legal use.
Local evidence: San Francisco Public Library lists the Ortega Branch at 3223 Ortega Street. This provides another daily-service destination to compare with the actual property, separately from the Judah restaurant corridor.
Our view: Reserve for the exterior, roof and systems based on the home’s inspection and maintenance history. Do not treat a regional weather station as a measurement of conditions at the house. For an investment, verify legal units, current tenancy and itemized expenses before calculating return. Compare a renovation budget with conservative achieved rent and a flat-price exit, including carrying and sale costs.

Compare the Judah corridor with the home’s daily errands.
Outerlands and Woods Outbound sit near the ocean end of Judah, while Sunset Recreation Center and the Ortega library provide different destinations. Walk the routes you would use from the home, including the stop for the correct transit trip. Inspect usable outdoor space, interior light and window condition separately from a broad ocean-side description. Our map is an orientation tool, not Redfin’s statistical boundary.
The Judah corridor offers a specific transit connection.
The official N Judah page lists stops at Judah and 46th, 43rd, 40th, Sunset Boulevard and La Playa/Ocean Beach, with a route to Caltrain via Downtown. Verify the walk from the specific property and actual service rather than assuming one commute time for Outer Sunset.
A usable lower level requires records as well as a floor plan.
Check permitted uses and legal area before assigning bedroom or rental value to a lower-level space. Inspect roof, exterior, windows, drainage and systems and price the work identified by qualified professionals. Test the garage and the route from the living area to the yard. For a buyer, construction or ADU potential should have a separate scope, feasibility review and financing case, rather than being treated as ready rental income.

- Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
- Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
- Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.
Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.
Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.
Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
