Redfin Mission District · rolling three months ending September 2026. Rounded source values stay rounded. View source ↗
Competition is running hot.
Redfin Compete Score™ measures competition, not expected investment returns.

The trend behind the headline.
Rolling three-month periods. Dashed segments compare endpoints across unobserved months, not a measured monthly path. Approximate prior-year points are derived from Redfin’s rounded year-over-year change.
| Period ending | Value | Basis |

| September 2026 | 988 | Redfin reported |
Snapshot history begins with September 2026 and grows with verified updates. Missing observations are never filled with invented values. A neighborhood median does not track the same homes over time.
70.5% of sales were above list in the source snapshot. Asking prices reflect a listing strategy, so a premium to list is not automatically a premium to fair value.

Our analytical view · Not a valuation or forecast
Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.
A Mission median is a starting point for ownership-specific comps.
Local evidence: The Redfin transaction median is up 4.7% year over year. Price per square foot is up 18.6% year over year. The snapshot reports 26 median days on market. The sale-to-list ratio is 112.4%. These are All Home Types figures; the competition score has its own window.
Our view: The shorter selling window is useful context, but a renovated condo, a financed TIC and a tenant-occupied building require separate price evidence. Set a ceiling using the same ownership, usable square footage, condition and block exposure. For sellers, explain why the asking price and offer process fit those comparables. For investors, work backward from documented net income and costs, rather than from the neighborhood’s percentage change.

Build the Mission commute from the correct station entrance.
Local evidence: BART identifies 16th St./Mission station at 2000 Mission Street, with regional rail service and station maps. This is a concrete connection to test from the specific home, including the return trip and transfers.
Our view: We would compare the actual walk to 16th Street BART and the 14R stop, including the return trip and any transfers. Test the route during the hours it will be used. For a rental, transit access is a hypothesis to compare against achieved leases, not an automatic addition to projected rent. Keep the price of convenience separate from the cost of parking and the home’s interior sound.

A Mission investment needs a tenancy case before an upside case.
Local evidence: SF Rec & Park locates Mission Dolores Park at 19th and Dolores, with nearly 16 acres, six tennis courts, a soccer field and playground. The park is in the Mission Dolores area; market-data boundaries can differ.
Our view: Start with current lawful occupancy, achieved rents, operating statements and actual repair needs. Model vacancy, management, taxes, insurance and financing before adding renovation or conversion scenarios. Any change of use or unit configuration needs its own permit and legal review. A base case that requires every tenant to leave or the same neighborhood price increase to repeat is too fragile for our underwriting.

Walk both sides of the Mission search.
Start with Mission Street dining, the 20th Street stops and the nearby Mission Dolores park side, then return to the residential entrance. These are different settings within a broad search area. Compare bedroom exposure, delivery activity, outdoor rights and the route after dinner. A listing that says Mission should still identify the actual block and ownership type. The provider’s Mission District transactions are not a Mission Dolores-only sample.
Test the station walk, not a neighborhood commute promise.
BART identifies 16th St./Mission station at 2000 Mission Street, with regional rail service and station maps. This is a concrete connection to test from the specific home, including the return trip and transfers.
Value the lease and the building before the corridor.
For a flat or condo, check whether parking, storage and outdoor space are exclusive or shared, then read the reserves and planned work. For a whole building, reconcile each legal unit with the rent roll and leases. A street-level commercial space needs its own vacancy and expense assumptions. We would not apply a residential neighborhood median to the entire mixed-use asset or assume a future vacancy in the acquisition budget.
Research the neighborhood from the source.

- Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
- Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
- Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.
Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.
Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.
Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
