This report uses Redfin’s provider-defined Portola area in San Francisco and Zillow’s independently defined geography. All Home Types mixes property and ownership types. The map is approximate orientation, not a statistical boundary. Select comparables for the actual block and ownership type. This is Redfin’s Portola neighborhood in San Francisco, not the city of Portola or Portola Valley. The days-on-market change conflicts with the narrative and is unavailable. The dated sales table and the separate competition panel use different pace measures.

Get closer to the details.

A neighborhood name is a useful starting point, but each property deserves its own review. Use these questions to make your next visit more productive.

Tour the San Bruno corridor and the residential block separately.

Use Portola Library and the 9 San Bruno route to orient your search, then walk the streets around the actual home. Test crossings, grade, entrance access and interior sound. Homes near shops and transit and homes farther up the slope offer different routines. Compare the Excelsior guide and Bayview guide if your search extends beyond Portola, keeping each provider’s geography separate.

Palega is a destination, not a substitute for private outdoor space.

The city lists Palega Recreation Center’s picnic facilities at 500 Felton Street, with sports facilities and limited street parking. Walk the route from the home and check the city page for current access and reservations. Then evaluate the property’s own garden, storage and garage. Confirm any parking rights and address eligibility through the SFMTA permit rules.

Renovation potential needs a cost case before an offer.

Review legal room and dwelling counts, permit history, systems and structural condition. A lower level or deep lot does not establish approval for additional income-producing space. Begin with SF Planning’s permit resources, then obtain property-specific advice and bids. The buying guide helps organize disclosures; the investment property guide separates documented income from renovation, vacancy and carrying-cost assumptions.

Use the dated Portola series, not a similarly named city.

The Portola market report uses Redfin’s San Francisco neighborhood and preserves separate transaction and competition windows. A median-price decline alongside rising price per foot calls for closer examination of the sales mix. Match ownership, legal size, condition and parking before estimating value. Keep renovation upside outside the base case until scope, approvals, timing and resale evidence support it. Sellers should demonstrate completed improvements with records and comparable sales.

Research the neighborhood from the source.

Use these official resources to check transit, public places and property details. An address or route does not establish a rent or resale premium.

WEATHER & EVERYDAY LIVING

San Francisco weather context.

Put Portola visits in context with city rainfall and regional sky conditions. Check the actual home in morning and afternoon light.

Rainfall and temperatures come from NOAA’s San Francisco Downtown station. Fog and sky conditions come from SFO and are regional context only. Neither station measures the featured neighborhood’s block-by-block microclimate; airport fog days are not neighborhood fog days.

Sources, definitions and limits +
  • Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
  • Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
  • Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.
  • These are free public weather records. Our summary and chart are independent of NOAA and Iowa State University. No affiliation or endorsement is implied. NOAA usage information ↗ · IEM usage information ↗.
  • Weather periods and source timestamps are separate from the rolling Redfin market window. Monthly updates retain the previous verified month if either source is delayed. These stations cannot establish a specific home’s sunlight, fog, moisture condition or investment return.
