OUR INTERPRETATION

San Francisco Real Estate Company Perspective

Our analytical view · Not a valuation or forecast

Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.

Marina’s median jump is not a same-home return.

Local evidence: The Redfin transaction median is up 77.3% year over year. Price per square foot is up 53.8% year over year. The snapshot reports 14 median days on market. The sale-to-list ratio is 112.8%. These are All Home Types figures; the competition score has its own window.

Our view: The unusually large change in the transaction median calls for a close look at the homes that sold. Separate whole houses from condos and TICs, then compare floor plan, usable area, outdoor rights, condition and garage. We would not assume a buyer can realize the neighborhood’s headline gain on resale. A seller’s pricing case should show relevant closed properties and explain the differences one by one.

Match Chestnut service to the hours you actually travel.

Local evidence: SFMTA’s 30 Stockton page lists Chestnut Street stops and a long route between Caltrain, the Marina and Crissy Field via Downtown. The Crissy Field extension operates during a stated daytime window; the Marina terminal is different outside that window. Check the schedule for your trip.

Our view: We would check the 30 Stockton schedule and the correct terminal for the planned trip, then compare the 22 Fillmore for cross-town destinations. Test the walk to the stop and the trip back. Waterfront access and downtown access are different benefits and should not be priced as one generic convenience premium. For a rental, compare actual signed leases before assigning income to either connection.

Treat the Marina garage and shared capital work as acquisition costs.

Local evidence: San Francisco Public Library lists the Marina branch at 1890 Chestnut Street. Together with the independently verified Chestnut restaurant and Pierce Street bar, it supplies concrete tour stops; none of these addresses proves a rent premium.

Our view: Verify whether a space is deeded, assigned, tandem or separately rented, and test the vehicle fit. Reconcile the HOA budget or shared expenses with insurance and expected structural, roof and system work. For an investor, calculate net rent after these costs, vacancy and management, then stress the financing and exit. A prime location does not eliminate building-specific expenses or justify using a transaction median as an appraisal.

A SECOND LENS

Closed sales and modeled values tell different stories.

Zillow Marina District typical home value (ZHVI)
$2,369,279

+20.9% year over year

Zillow data through September 2026. Its modeled value index differs from a median of homes that sold. Neighborhood boundaries, property coverage, and methods also differ. We do not average the two sources or treat their difference as a discount.

Separate the Chestnut walk from the waterfront walk.

A16 on Chestnut and Monahan’s on Pierce provide two commercial-corridor stops; Marina Green provides a different waterfront destination. Connect each to the actual home and test the rooms during busier hours. Compare a property’s private outdoor space and parking rights separately from public open space. The appeal of a short walk does not tell you what the HOA, insurance or building work will cost.

Chestnut transit changes with the time of day.

SFMTA’s 30 Stockton page lists Chestnut Street stops and a long route between Caltrain, the Marina and Crissy Field via Downtown. The Crissy Field extension operates during a stated daytime window; the Marina terminal is different outside that window. Check the schedule for your trip.

Start Marina due diligence with the structure and documents.

Review the building’s engineering and retrofit records, insurance terms, reserve position and planned work with the appropriate professionals. Use public hazard mapping as a screening tool, then obtain property-specific advice; a neighborhood label is not a parcel assessment. For a condo or TIC, understand shared obligations and parking rights before comparing the asking price. A low monthly dues figure needs a reserve and capital-work explanation.

Research the neighborhood from the source.

Use these official resources to check transit, public places and property details. An address or route does not establish a rent or resale premium.

WEATHER & EVERYDAY LIVING

San Francisco weather context.

Put Marina District visits in context with city rainfall and regional sky conditions. Check the actual home in morning and afternoon light.

Rainfall and temperatures come from NOAA’s San Francisco Downtown station. Fog and sky conditions come from SFO and are regional context only. Neither station measures the featured neighborhood’s block-by-block microclimate; airport fog days are not neighborhood fog days.

  • Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
  • Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
  • Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.

Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.

Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.

Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
