The trend behind the headline.
Rolling three-month periods. Dashed segments compare endpoints across unobserved months, not a measured monthly path. Approximate prior-year points are derived from Redfin’s rounded year-over-year change.

Snapshot history begins with September 2026 and grows with verified updates. Missing observations are never filled with invented values. A neighborhood median does not track the same homes over time.
23.9% of sales were above list in the source snapshot. Asking prices reflect a listing strategy, so a premium to list is not automatically a premium to fair value.
San Francisco Real Estate Company Perspective
Our analytical view · Not a valuation or forecast
Local context checked . Market figures use the report period above. Local sources do not measure an amenity’s effect on prices or rents.
A higher median and a longer sale cycle need separate explanations.
Local evidence: The Redfin median sale price is up 49.7% year over year. The snapshot reports 71 median days on market. The sale-to-list ratio is 103.9%. These figures cover All Home Types, not repeat sales of the same homes.
Our view: We would begin with the mix of properties that closed, then match ownership, size, condition and building quality. A jump in the median does not establish that every Nob Hill home appreciated by that amount. Buyers should use the longer marketing window to examine documents and negotiate against relevant comps. Sellers need evidence for their own floor plan and price band, rather than a neighborhood-wide overbid assumption.

California Street access is a route to test from the entrance.
Local evidence: SFMTA’s California Cable Car route connects Van Ness with the Market and Embarcadero end of California Street, with stops at Taylor and Mason. Its published route is a transport connection, not a door-to-workplace travel-time estimate.
Our view: Walk the approach and the uphill return, including stairs or elevator access inside the building. Test the service against your actual workweek and evening routine. We would compare a home with usable parking against the full cost of one without it, and verify the space’s legal rights and vehicle fit. An attractive transit map alone cannot establish a resale or rental premium.

Hilltop institutions define a setting, not a guaranteed rent roll.
Local evidence: SF Rec & Park places Huntington Park atop Nob Hill, surrounded by Grace Cathedral, the Fairmont and Mark Hopkins hotels. The city lists lawns, seating and a playground as park features.
Our view: Tour the block during both ordinary residential hours and busier hotel or event periods. Check interior sound, the residential entrance and the rooms that receive the outlook. These are concrete neighborhood anchors to explore, but their presence supplies neither employer headcounts nor evidence of a particular lease rate. For an investment, verify achieved rents, leasing restrictions and operating expenses before paying for an assumed institution-related premium.

Price the elevator, reserves and garage alongside the outlook.
Local evidence: The source’s price per square foot is up 16.7% year over year. It combines different home and ownership types; it does not report an individual building’s insurance, reserves or capital needs.
Our view: We would build a total-cost comparison using the HOA or shared-ownership documents, planned elevator and roof work, insurance, taxes and actual parking charges. A lower asking price can be offset by higher recurring costs or an assessment. Separate condo, TIC and whole-building financing, then test net rent and a flat-price exit. A view belongs in the comparable-sales analysis; its investment value needs income or resale evidence after those costs.

Start at Huntington Park, then follow California Street.
Huntington Park provides a hilltop starting point among Grace Cathedral and the hotels. Walk to Nob Hill Cafe on Taylor or the Tonga Room inside the Fairmont on Mason. California Street’s cable car offers another way to orient yourself along the slope. The map below connects these stops; it does not reproduce Redfin’s market boundary or fold Lower Nob Hill into this data series.
The building can change the economics more than the neighborhood label.
For a condo, read the HOA budget, reserve study, master insurance and any assessment notices. For a TIC, review shared obligations and financing separately. For a whole building, verify leases and operating statements rather than treating the neighborhood’s all-home median as a per-unit valuation. Check elevators, stairs, storage and garage access in person, then model the full monthly cost.
A large price gain is a reason to inspect the sample.
Our perspective: the rise in the transaction median and the longer selling period call for more specific comps. Compare ownership, size, condition, floor height and outlook before setting a price. Visit the actual block at different hours to understand the interaction of residential entrances, hotel activity and transit. Investors should test achievable long-term rents and a flat-price resale after costs rather than assume a neighborhood price gain repeats.

- Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
- Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
- Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported. Fog can occur during part of a fair-weather day, so fog is not an additional mutually exclusive sky category. We do not convert fair days to measured sunshine hours or add them to fog counts.

Sources, timing, and what to watch.
Redfin neighborhood metrics use rolling three-month windows. Adjacent periods overlap. Small samples and the mix of properties sold can move medians sharply. All home types is not a condo-only or multifamily investment series. The competition score uses its own stated window.
Refresh policy: the day after Redfin’s monthly Housing Market Tracker release, once a newer neighborhood period is verified. Source delays retain the previous report. An unavailable release timestamp is left blank; the calendar is not evidence that a neighborhood has updated.
Initial trend comparisons use the reported year-over-year change to derive approximate prior-year endpoints, not a downloaded monthly history. Verified monthly snapshots accumulate over time. Source revisions can change a previously reported figure.
