A neighborhood name is a useful starting point, but each property deserves its own review. Use these questions to make your next visit more productive.

Tour California, Geary and Balboa as separate corridors.

Pearl 6101 on California and The Laundromat on Balboa are different food-and-drink stops. Rochambeau Playground and Anza library provide additional routes to test from the home. Compare crossings, the walk to a rapid stop and the return after dinner. A home nearer one corridor may serve a different routine from a property nearer another, even when the listings use the same neighborhood name.

Geary Rapid access varies by the actual avenue.

SFMTA lists 38R stops at Geary and 25th, 33rd, 36th, 39th, 42nd and 45th, plus 48th and Point Lobos. The published route connects to Transit Center Bus Plaza. Stop proximity is not a verified door-to-work commute time.

Price the house, the flat and the rent roll separately.

An owner-occupied house, a condo or TIC flat, and a tenant-occupied building need different financing and comparable-sales sets. Verify legal area, parking and outdoor rights and check permit records for changes to the original layout. Inspect roof, exterior and building systems and include immediate work in the budget. We would not multiply a neighborhood price per foot by every unit’s area to value a whole income property.

  • Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
  • Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
  • Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported.
