A neighborhood name is a useful starting point, but each property deserves its own review. Use these questions to make your next visit more productive.

Walk the village and the station as one route.

West Portal Branch Library at 190 Lenox Way, the playground at Ulloa and Lenox and the avenue’s restaurants make useful tour stops. SFMTA lists West Portal Station on the K Ingleside route. Walk between those destinations and the specific house, then test the return trip at the time you travel.

A high overbid and a lower median can coexist.

The September transaction median is down year over year, while price per foot and sale-to-list are higher. That combination calls for matching house size and condition rather than applying one headline change to every home. The 12-month competition score is separate from the three-month transactions.

West Portal additions need records and a separate capital budget.

For a house, confirm the legal status of lower-level rooms, permits, garage access and the condition of major systems. Price any addition or reconfiguration with qualified bids, approvals and carrying costs. For a rental property, test current income after management, maintenance, insurance and financing before giving value to future improvements. The base case should remain credible without appreciation.

  • Rainfall and temperature source: NOAA NCEI San Francisco Downtown, USW00023272 ↗, at 37.7705, −122.4269. These are city station readings, not measurements at an individual home. We sum the daily precipitation records and count days with at least 0.01 inches. The precipitation variable includes any liquid-equivalent frozen precipitation.
  • Daily values retain NOAA’s station observation dates. An observation day can end at a station’s reporting time; we do not relabel it as a midnight-to-midnight Pacific measurement. Trace precipitation is marked “Trace.” Missing or quality-flagged precipitation rejects a monthly update; incomplete temperatures remain unavailable.
  • Fog and sky source: National Weather Service CLMSFO, archived by Iowa Environmental Mesonet ↗. The source’s fog, fair, partly cloudy and cloudy counts are kept as reported.
